Build Recruitment are working in Partnership with Safe Haven London, a charity that currently owns 200 residential properties within the London Borough of Ealing. These properties are leased to an external management agency and all maintenance is carried out by one main contractor.
Safe Haven have historically employed an experienced surveyor on an ad hoc basis to carry out building/maintenance surveys and now wish to take this role and the asset management side of the organisation to the next stage.
Safe Haven London is currently in a position to recruit an experienced Asset Maintenance professional on a permanent basis, this opportunity will allow for the successful applicant to design, implement, deliver and develop an asset management & maintenance strategy plan for the charities existing stock, future acquisitions and ideally bringing outsourced services in-house at some point. There will potentially be future development opportunities, this could be acquisition of properties or land for new build developments.
Being a new position within the organisation the role will organically evolve with time as the business grows and projects complete. Initially you will manage refurbishment projects of around 50 properties along with responsive repairs issues which are not a regular occurrence. You will then look to design & implement a more long-term Asset Management System/strategy to ensure owned stock is managed and maintained to a high standard. Safe Haven London has plans to increase the amount of stock it owns in the future, you will be lead on advising of new business opportunities and manage the process. This could be the acquisition of properties working in partnership with local authorities/housing associations or potentially land opportunities for new developments for rental or sale.

Typical duties & responsibilities could include but are not limited to:
Managing maintenance projects from design to completion.
Preparation and monitoring of the Association's asset management strategy and planned maintenance programme.
Provide quality inspection services for new build, refurbishment and maintenance works, reactive and planned maintenance projects, H&S, all defects, disrepair ensuring adherence to Employer's Requirements and related contract documentation and promoting regular contract progress, high standards of building work, avoidance of defects and liaise with contractors to appraise and rectify poor or inadequate repairing solutions with a view to enhance the value of the scheme.
Ensure that the Audit and quality requirements are met in accordance with quality assurance policies and specifications agreed with the partner contractor ensuring value for money and the employers requirements are met with an emphasis on maintaining a good quality of work.
Responsible for developing an asset management strategy and implementation, possible setting up and management of an in-house maintenance operations service.
Management of planned and cyclical works contracts preparing specification, procurement, supervision and accounting.
