Position: Pre-Construction Manager

Sector: Property Services

Salary: £75,000- £80,000 + Car Allowance and Package

Location: Kent and WFH

My client, one of the leading companies in main contracting and housing maintenance are on the look for a Pre-Construction Manager to join the business due to continuous growth. You will be an integral part of the team which can give the opportunity for growth and progression due to the volume of work within the business. The role will focus on leading the operational process of tender stage activities, both single and 2 stage. Reporting into the Divisional Director you will work and liaise with the work winning team to convert tenders into winning bids and ensuring the effective handover of projects to project delivery teams.

Potential Responsibilities and duties:

  • Meet & liaise with supply chain/sub-contractors to ensure the understanding of the scheme and the requirements, both operationally & commercially
  • Provide Logistic planning for schemes
  • Provide fully sequenced tender stage programmes inc. design, mobilisation & construction stage
  • Provide fully resourced Prelim model for each scheme
  • Provide alternative construction methods & materials
  • Provide support to bid manager on all qualitative questions
  • Provide support to estimating team regarding technical methods of construction
  • Work and liaise with Work winning team to provide a full set of Contractors Proposals
  • Ensure that all bids meet Employers Requirements
  • Support Design Manager to ensure that all bids meet Employers Requirements
  • Review, Understand, and implement any client clarifications/changes within the tender period as necessary
  • Ensure that all H&S requirements are met, and a safe method of working is established
  • Attend all tender/bid related meetings
  • Review any Social Value commitments, and how these can be met within the tender
  • Provide the most efficient and cost effective solution that is in line with the Employer’s Requirements
  • Ensure that everything carried out at each stage ensures that all subsequent design and construction work can be delivered in accordance with policies, processes and procedures
  • Present final bid to Divisional & Commercial Directors, and Op’s & Commercial Managers
  • Meet all timescales and deadlines set for each scheme
  • Ensure effective handover of all projects to the allocated Project Team at the appropriate stage(s) of the process

Skills and Experience

  • Construction based qualification (min HNC/HND)
  • Minimum 3 years’ Experience in Design & Build Contracts for both New Build & Refurbishment
  • Proven track record of successfully managing all aspects of Design & Build Contracts
  • Proficient in using both MS Project & Excel
