I am recruiting for an experienced Contracts Surveyor who has a background within Social Housing Planned Cyclical Works Projects. Required to assist the Property Services Director in delivering stock improvement and re-investment programme and Asset Management Strategy. The post-holder will specify, procure and manage contracts to deliver capital, planned and cyclical works programmes.

Core Areas covered are:

Devising annual planned and cyclical works programmes:

Stock condition data validated and works programmes based on actual condition

Robust specifications for works in place as the basis for procuring contracts

Stock condition and cyclical maintenance data bases maintained to a current and accurate state

Managing major capital, planned and cyclical projects and works programmes:

programmes and projects delivered on time, within budget and to required quality

Value for money obtained through works programmes

Proactive and effective liaison with internal and external customers on planned works

Leaseholder consultations conducted in line with Section 20 regulations

Delivering Asset Management Strategy:

Costed annual stock improvement works programmes presented to senior management

Stock condition data validated and works programmes aligned with the needs of the stock

Decent Homes programmes in place to ensure Newlon meets required stock condition standards

Stock condition data base (ECMK) regularly updated with component data to reflect ongoing works programmes

Accurate budget estimates for works programmes are prepared and presented to senior management as part of budget setting

Sustainability issues taken into account and commitment to improve energy efficiency for customers demonstrated

To procure and manage planned and cyclical projects and contractors:

Procurement policies and procedures followed

Hold regular performance monitoring meetings with suppliers

Robust contracts are in place for works and services

Performance is monitored, reported and challenged where necessary
