Development Monitoring Surveyor, London Bridge. Due to recent success in securing some large, long-term instructions, our client, an award winning, multi-disciplinary property and construction consultancy with over 80 years of experience are looking to recruit. An exciting opportunity for career progression within the Development Monitoring role. We are seeking a suitably experienced candidate who can demonstrate relevant knowledge, undertaking the role of Development Monitoring Surveyor on a wide range of projects within London and the wider UK.
Main Responsibilities:
Responsible for looking at pre-loan stage appraisals for development projects that Lender clients are undertaking. Review and undertake a full due diligence report looking at the following elements relating to each development facility and making recommendations for action where necessary:
Suitability of Build Costs
Suitability of Build Timeline
Suitability of Build Specification
Suitability of Contractor & Associated Professional Team
Planning Approvals
Planning Conditions
Building Control Regulations & Requirements
S106 & CIL Requirements and Payments
Collateral Warranty Requirements
Party Wall Awards Requirements
Rights of Light
Ground Conditions Survey Requirements & Other Relevant Development Surveys
Build Contracts
Interim Valuations & Advance Payments
Defects Insurance Requirements (NHBC etc.)
Insurances (PI Cover, Contractor's Public Liability, Employer's Liability and All-Risks etc.)
Health and Safety Requirements and Review thereof
The successful candidate will also be responsible for ongoing monitoring, including:
Review of all site progress reports and identified issues
Monitoring of pre-commencement planning conditions and ensuring such conditions are properly met
Monitoring and signing-off facility conditions
Monitoring the development covenants in Lender loan agreements
Reviewing all building control notices, conditions and approvals
Presenting/recommending build cost drawdown requests
Impairment reviews
Managing the practical completion of developments
Person Specification - Essential Criteria:
University degree in either Quantity Surveying, Building Surveying or a similar construction related subject
RICS qualified, or close to sitting final assessment
Experience in residential development
Good interpersonal skills, able to interact with colleagues, clients and wider team in a professional manner.
Able to work within a team
Diligent with attention to detail
Able to think ahead and problem-solve
An ability to form and develop client relationships
